ARC / Exterior Home Modifications

An Alteration Application must be submitted and approved by the Architectural Review Committee (ARC) before making any exterior modifications to the property, including painting. The Alteration Application form can be found on the HOA Portal under Architectural.

: Trees can NOT be modified or removed from NatureWalk CDD property without CDD permission. Contact the CDD if you have questions.

The NatureWalk at Seagrove Community Standards strive to preserve the character of the old-growth trees, protect the natural environment, and maintain the standards which created our environment while enabling individual flexibility for well-designed residences and implementing special conditions and requirements of the development’s initial approval by State and County officials for our surrounding natural environment.

The Architectural Review Committee (ARC) is responsible for administrating and evolving the NatureWalk Community Standards. Through the ARC and the Community Standards, The NatureWalk Homeowners Association Inc. (Association) intends to establish a cooperative process for the design approval and construction requests of residences on each Lot.

Development, additions, and changes within NatureWalk will meet, and in some respects, the provisions of the Walton County Land Development Code, other Walton County regulations and ordinances, and Florida Department of Environmental Protection, among others, which may change from time to time.


The NaturerWalk at Seagrove HOA Community Standards is on the HOA portal under Architectural.

All alterations to the exterior of your home and yard including porches must obtain pre- approval from ARC. Failure to comply may result in fines and potential costs to remove alterations. Alteration applications are available on the Homeowner Association’s portal website.

Parking

“Commercial Vehicles, Vessels, Recreational Vehicles, and any trailers (attached or unattached) may not be Parked on landscaped areas, streets, alleys, roadways, and Designated Parking Areas owned by the District.

Commercial Vehicles, Vessels, Recreational Vehicles, and any trailers (attached or unattached), however, may be Parked on streets, alleys, and roadways owned by the District (but not on paver parking spots or sidewalks), for up to 60 minutes while actively engaged in loading or unloading.”

  • Only park cars in driveways or marked spaces throughout the community.
  • The paver parking pad in front of homes or greenspace is not reserved.
  • No Parking is allowed on the street, in the pine straw, on walkways, sidewalks, or yards.
  • Vehicles may not be Parked at the Gathering Place on Sage Circle between the hours of 11:00 pm to 6:00 am.
  • Vehicles parked illegally are subject to being towed.

Overnight parking of RVs in NatureWalk is prohibited. Please refer to the HOA portal’s General Rules & Enforcement Policy and the Rules Related to Parking Enforcement Policy on the CDD’s website for all parking-related rules.

The towing service contact information is posted on the signs entering the community and is also posted at the corner of Sage Circle and Sandgrass Blvd. by The Gathering Place.  

Utilities

Contact the Mediacom Bulk Premier Customer Service group at (888) 845-6245, and provide your NatureWalk street address.

NatureWalk Utility providers:
  • Waste Management collects household garbage twice a week, on Mondays and Thursdays.
  • All garbage must be bagged securely and entirely placed inside your trash containers with the lids strapped closed. If you rent your house, two large (64 or 96-gallon) trash bins with attached lids are recommended to ensure adequate space for all garbage.
  • Many rental owners also contract with local private garbage collection companies to remove garbage on weekends.

Walton County does NOT contract with Waste Management for recycling waste pickup. However, there are recycling drop-off locations throughout Walton County.

Short Term Rentals (STR)

NatureWalk has a strict one-week minimum rental period.

 

Copies of all leases must be on file with the Association.

If you rent your home short-term, you may provide the Association with your standard lease (rental) agreement instead of providing the lease contract for each guest.

 

Please ensure that your standard lease (rental) agreement indicates that rental periods may not be for a period of less than one week, or otherwise, provide a written statement of your understanding of this requirement in your return document.

 

Upon any change in the management company, an updated lease (rental) agreement must be provided to the Association.

Walton County requires a Short-Term Vacation Rental Certification when offering your home as a short-term rental.

The NatureWalk HOA Architectural Review Committee approved specific NatureWalk HOA-approved STR signage to meet the Walton County Short-Term Rental Ordinance. The sign should be attached to the top rail of your trash corral facing the street or alleyway in compliance with the legibility requirements of the ordinance.


The STR signage details are on the HOA Portal under Documents, Architectural, and Design Standards.  They are also located on the HOA Portal, under Guest & Rental (STR) Information. Additionally, this information has been emailed to owners and included in recent HOA newsletters.

Low Speed Vehicles (LSV) / Carts

  • Under NO CIRCUMSTANCES, Street Legal Golf Carts / LSVs should be driven by unlicensed drivers.
  • Please refer to your house rules for specific age requirements.
  • Carts cannot be driven on ANY trails.

Other Questions

The NatureWalk HOA and CDD work to align the pine straw re-application in the neighborhood in the Spring and Fall of each year.

 

The landscaping service provider installs pine straw on individual homeowner lots on the front, side, and undisturbed backyards twice a year.

North of Choctawhatchee Bay, along US Route 331, is the Eglin Air Force Base.   At different parts of the year, they explode various ordinance on their bombing range.  This can be heard and felt during the year along South Walton County.

The NatureWalk Homeowners Association, Inc. does NOT have or recommend social media groups or pages.  However, owners can find the various unofficial groups by searching for ‘NatureWalk’ and joining those groups, based on their interest.

Toys, bicycles, and ALL beach gear belong at the back of the house and should not be scattered in the front yard, sidewalks, driveways, or front railings.

 

Beach towels, swimsuits, and other articles are prohibited on the front porch rails.

Fishing in any pond within the NatureWalk Community Development District is highly discouraged. These ponds are not stocked with fish but contain an ever-changing variety of wildlife, such as alligators, ducks, otters, poisonous snakes, snapping turtles, etc., which should not be approached or fed by the public.

 

NatureWalk ponds are stormwater retention ponds. The purpose of the ponds is to help facilitate the District’s NatureWalk water system for run-off and overflow for flood and water runoff management. Some, but not all, also contain electrical pumps used for volume management.
